ABOUT US

Century 21 Coastal Lifetyles is owned and operated by Broker -In-Charge Kemp Nash, a long time resident of North Myrtle Beach.  Jenne Graham handles the day to day operations of the rental department and will be your point of contact for normal issues involving the rental department. We are located on Highway 17 business in North Myrtle Beach beside Tommy's TV and the Wedding Chapel.

HOW WE OPERATE

WHAT DO WE DO IF WE WANT TO VIEW A PROPERTY?

If you see something on our website that you think you might like you will need to come by our office at 1908 Highway 17 South to view the property.  There is a map below that will show you where we are located.  You do not need an appointment to view any of our properties, just arrive at our office with some form of identification between the hours of  8:30am to 5:00 pm Monday thru Saturday.  We require anyone applying for our rentals to view the property before we will accept an application.  You can download our application below if you would like to fill it out prior to visiting our office.   We process all applications in the order we receive them.

HOW DOES THE APPLICATION PROCESS WORK?

Once you decide on a property, we will need you to fill out a tenant credit application.  You can download the application below if you would like to fill it out prior to arriving at our office.  There is a nonrefundable $30.00 application fee to  apply for a property.   We will check your credit and references and then call the owner to get approval to rent to you.  We will not disciminate against any of the protected classes, nor will we answer any disciminatory questions posed by the owners.  Once we have approval from the owners we will then ask you to pay the full security deposit to hold the rental for you.
HOW DOES THE SECURITY DEPOSIT WORK?

We require a security deposit on every rental.  The security deposit is the equivalent of one months rent plus $125.00.  For example if the rent is $1000.00 per month then the security deposit would be $1125.00.  The entire security deposit must be paid prior to moving in.  The entire security will be returned to you once you have departed assuming that you do not owe any rent and you have left the rental clean, including having the carpets cleaned professionally.  We require that you supply us with a receipt from the company that cleaned the carpet or we will be forced to have them cleaned ourselves and deduct this from your security.
WHEN DO WE SIGN  OUR LEASE?

You will sign your lease normally on the day you move in.  We require that you supply us proof that the utilities have been turned into your name before we will let you move in.  The entire security deposit as well as the first months rent must be paid in order to move in.  If you move in during the middle of the month the rent will be prorated.
WHAT NEEDS TO BE DONE WHEN WE MOVE OUT?

We require you to give us a 30 day written notice when you are moving.  This is required even if your lease is expiring.  When moving out all personal items must be removed from the house.  This includes any trash and cleaning products.  Only leave what was in the rental when you moved in.  The rental must be cleaned including dusting and changing the air filter, cleaning all floors, bathrooms, kitchen and garage.  When cleaning the kitchen please remember to wipe out any drawers, cabinets and appliances.  The carpets must be professionally cleaned and a receipt must be provided to Century 21 for verification purposes.  Please do not clean the carpets until all of your belongings are out of the rental.  Assuming all this is done correctly your entire security will be returned to you promptly.  Click the link below to download the 30 day notice.
